The F•IO Index sits behind every analytical surface at Fndation. This page tracks its direction in real time across daily, weekly, and monthly structures so each move is read with price, volume, trend, and momentum in one forward frame.
What it is. Fndation's monthly index of Dubai property prices, computed from the complete public transaction record using a documented cleansing methodology.
How it's calculated. We take every recorded transaction in Dubai's regulated era (2008+), exclude non-arms-length transfers (gifts, mortgages, grants), apply structural and statistical outlier rules, and compute the median price per square foot. The result is a series that tracks the official DLD index at R²=0.73 over 159 monthly observations.
What it tells you. Where the market is, in current dirhams per square foot. The single number for "what is property worth in Dubai right now."
What it is. The average F•IO Index over a fixed number of recent periods.
How it's calculated. Add the F•IO Index closes for the selected period (e.g., 30 days). Divide by the period count. Plot as a smooth line.
What it tells you. The current trend, smoothed. When the F•IO Index trades above the SMA, momentum is rising. When below, falling. When a faster SMA crosses above a slower one, momentum is strengthening. When it crosses below, weakening. Adjustable: change the period to suit your time horizon.
What it is. A momentum oscillator scoring market conditions from 0 to 100.
How it's calculated. For the last 14 periods (default), average the periods the F•IO Index rose (gains) and the periods it fell (losses). Divide average gain by average loss to get the relative strength. Convert to a 0-100 scale: RSI = 100 minus 100 divided by 1 plus the relative strength.
What it tells you. Where the market sits between exhaustion points. Above 70 (default) means the market is overheated — buyers have pushed hard, a pullback becomes more likely. Below 30 means oversold — sellers have exhausted, a bounce becomes more likely. Adjustable: tighten thresholds to 80/20 in strong trends, loosen to 60/40 in tighter ranges.
What it is. The number of cleansed unit-level secondary and off-plan transactions in the period.
How it's calculated. A direct count from the F•IO transaction database after structural and cohort outlier removal. Includes both secondary (resale) and off-plan transactions.
What it tells you. The conviction behind a price move. Rising prices on rising volume signal a strong move with broad participation. Rising prices on falling volume warn of a weak rally that may reverse. Falling prices on rising volume indicate capitulation. Watch the off-plan to secondary ratio: when off-plan volume dominates, new launches are setting the pace. When secondary leads, ready stock is finding bids.
